Dubai Wellness Real Estate Is Now a $14.6 Billion Market

Global Wellness Institute data shows the UAE among the world’s fastest-growing wellness real estate markets, as developers build health and longevity into community design.

Dubai’s luxury property market is increasingly being shaped by a focus on health and wellbeing, as developers respond to rising demand for homes and communities designed to support healthier lifestyles. According to the Global Wellness Institute (GWI) Initiative Trends 2026 report, wellness real estate is one of the fastest-growing segments of the global wellness economy and is projected to exceed $1 trillion by 2029.

The report identified the UAE as one of the world’s fastest-growing wellness real estate markets. It noted that the sector grew from $3.3 billion in 2017 to $14.6 billion in 2025 and now represents more than 12 per cent of all construction activity in the country. The report also said more than 555,000 wellness-focused residential units are in the pipeline across the UAE and Saudi Arabia.

Wellness is becoming a defining factor in residential development.

As demand for healthier living environments grows, developers are increasingly integrating wellness into the way communities are designed and built.

UAE Wellness Real Estate Market Size and Growth

The scale of the expansion places the UAE among the most active markets in a sector growing rapidly worldwide. According to the GWI, the global wellness real estate market expanded from $151 billion in 2017 to $876 billion in 2025, and is projected to more than double to $1.8 trillion by 2030. The organization defines wellness real estate as built environments designed, constructed and operated to support the holistic health of occupants, visitors and the wider community.

Within that global picture, the UAE and Saudi Arabia stand out as two of the fastest-growing markets. Saudi Arabia’s wellness real estate market grew from $200 million in 2017 to $28 billion in 2025, while the UAE’s rose from $3.3 billion to $14.6 billion over the same period. In both countries, wellness-focused construction now accounts for more than 12 per cent of all building activity, a figure that signals how far the concept has moved from a niche category toward mainstream development.

Why Wellness Has Become a Core Buyer Requirement

Industry analysts say the trend reflects a broader shift in buyer preferences, with wellness increasingly viewed as a core requirement rather than a premium add-on. The GWI report noted that consumers are looking for environments that actively support health, wellbeing and longevity, prompting developers to incorporate features aimed at improving physical and mental wellness.

The comments come as Dubai continues to attract high-net-worth buyers seeking lifestyle-driven investments. Developers are increasingly positioning wellness as a component of long-term value creation, reflecting growing consumer interest in healthier living environments and preventive health measures. The report argues that the built environment is becoming a form of health infrastructure rather than simply a backdrop to everyday life, evolving from wellness as a luxury aspiration to wellness as an evidence-based element of residential planning.

Design Trends Shaping Wellness Homes in Dubai

The GWI report highlighted several emerging trends in wellness-focused development. One is neuroarchitecture, which examines how light, acoustics and spatial design influence mood and cognitive performance. Another is primal architecture, which uses natural materials, softer lighting and intuitive layouts to create calmer living environments.

The report also pointed to growing interest in reducing exposure to microplastics through the use of natural materials such as stone, wood and wool. A stronger emphasis on walkability, community interaction and healthy ageing is influencing residential design as well. According to the report, better-designed neighbourhoods can help residents maintain mobility, independence and overall wellbeing throughout their lives.

Developers Call for Industry Collaboration

Dubai-based luxury developer Keturah said the findings underline the need for wider industry collaboration as wellness moves into the mainstream of real estate development.

Talal M. Al Gaddah, CEO and Founder of Keturah, said the next phase for the industry is collaboration rather than competition. He said planners, architects, public health leaders and wellness professionals need to work together rather than developers acting alone, adding that Dubai has the government vision and the market momentum to lead the sector globally, and that the wider industry now needs to catch up.

The UAE’s Broader Wellness Economy

The real estate figures sit within a larger national wellness economy. Separate GWI data released in late 2025 valued the UAE’s overall wellness economy at $40.8 billion, ranking it the fastest-growing in the Middle East and North Africa. The UAE placed first in the region in several wellness sectors, and its wellness tourism sector has grown at a compound annual rate of 23.5 per cent to reach $11.3 billion.

That growth has been supported by government strategy, including the UAE National Strategy for Wellbeing 2031, which aims to position the country as a global leader in quality of life, and the UAE Tourism Strategy 2031, which emphasizes medical and wellness tourism as a growth area. Together, these figures place the $14.6 billion wellness real estate market within a wider national push to make health a defining feature of how the country builds, lives and attracts investment.
